I would make a contingency the seller provide you with paperwork that the human matter that was splattered from the bullets was professionally cleaned up.  Said work is expensive.  It is something that should have happened and paperwork provided.  I do not believe just anyone can clean up said mess.  IMO, it could possibly hurt you down the road not having that.

I would expect a mold report from the company.  This would be based on 2 air samples, at a minimum.  One air sample is take outside for a baseline and the other inside.  To say there is no mold is extremely misleading.  There is mold everywhere.  A mold report looks something like below.  The big one is stachybotrys.  This is the one that causes many folks problem.  Unlike the pic below, there are usually higher level of mold counts across the board.  I would demand this information and  then talk with the inspection company.  IMO, until I had that in hand I would proceed cautiously with tenant.

You can get the answer for free, but you will need to be familiar with how to perform a title search.  Liens against a property is public record.

It sounds to me like auction.com is listing it as a foreclosure because it has actually begun the foreclosure process.  If you dismiss what the bank said about the loan status. 

@Wayne Brooks, when the banks asks the seller to put in on auction.com to get a feel for value does the house list as though it is in foreclosure?

Robert you may want to check with the sheriff office to see if they have the house on any of their up and coming sales.

I think the short answer is just because a lot is owed on a house compared to what it is worth, don't overlook them.  The bank may very well sell it a great price.  Happy  bidding;)

I use granite often too because the cost is not that much more when you consider they throw in a sink, and do the install for you.  I hate cutting out those sink holes.   

When people talk to someone about a home, Id say most convey it has granite within the first 1 minute of conversation.
