I you call a place your primary residence for 2 years within a 5 year window, you will not have to pay any capital gains on the profit.

So based on the other gentleman's comments, you may want to contact a local attorney in your area to see if anything precludes you from using the board of realtors contract, Sounds like some may have restrictions on its usage.  Thanks guys, I will look into that on future deals as well.

It was either that home or one  that I did in NY where the attorney was Kevin Yeager Attorney in Binghamton.  Can't remember, but it def. happened with one of the 2 said attorney.

Well maybe my memory is failing me which deal of mine this story relates to, but I remember drawing a purchase agreement on a private deal I had with a home owner who lost their house to a flood in 2011.  Instead of using my contract, the attorney I chose to facilitate the closing had me fill out the same contract that was used by the local board of realtors.  The paralegal further told me it was cheaper to do this because the attorney was more familiar with the boards purchase agreement.  I thinks the office was Kocsis Law Office in Athans, Pa.  No realtors were involved.

Checkout your local board of realtors.  They usually have a copy of their purchase agreements online.  A good choice to use because your local attorneys are already familiar with the agreement.

Look to see if the b loan signed a subornation, to allow the c loan to be in first position, even thought the c loan was after the b loan.  This is not an uncommon method used, to allow folks to refinance a mortgage.

I picked up a couple of those deer hunting cameras to put up outside my vacant houses in dubious area.  Of course they are still in the original packages.

I had a house that had minimum wire stripping but the guy probably got enough copper buy a cup of coffee.  Same house where the cops went in and arrested 5 or so guys, but the police never even called me.  Neighbor told me about it months later.  Drug related activity and they had  been partying there.

But are the banks even getting a preliminary injunction to limit the owners access to the property? 

Putting a note on the door along with a padlock would infuriate a returning homeowner.  I expect a lot of those kicked in doors are the result of said bank actions.
