@Jay Hinrichs I don't have an issue with wholesalers, I have an issue with these guru conferences where they convince uneducated people interested in real estate to spend upwards of $50,000 to learn how to wholesale. The whole thing is horrifying and needs to be shut down.

@Shaun Futch if you sit down with a real estate attorney, they can walk you through the process. You can create an LLC or a private mortgage and accomplish your goals.

@Dillon Dinglasan Yes, we have several that work with our office. We help them set up their paperwork and review it with title company so any leads they bring in, we can close.

@David Triplo I’m in this boat right now. On any 2 flat or 3 flat we are attempting to resolve the zoning cert issue as fast as possible. The last few I’ve done we have the cert in hand from day 1 or negotiated as part of attorney review. Just yesterday I was going back and forth with an attorney whether to request a 2 unit cert or try for a 3 unit cert.
The other issue can be the appraiser. I think I fixed it, but I’m working on a 2 flat with a non-conforming basement unit due to the area being down-zoned. We got in front of it and the buyer agreed to take it as a zoned 2 unit. However, the appraiser went out and appraised it as a 3 unit building. To make matters worse, he refused to correct the appraisal. The Assessors website has the building listed as a 3 unit and the appraiser was trying to argue the zoning board should have to recognize the Assessors description. I don’t know where this guy came from but that’s not how we do things in Chicago. Then he wanted the permits showing the basement unit was removed to prove it’s a 2 unit. The whole thing was absurd. It took several weeks but we finally got the appraisal changed.

@Dillon Dinglasan You can absolutely still find title companies that will do a double closing. You’ll want to build up a relationship with an attorney that will be signing off on title and setting it up. If you can show you’ll be doing volume sometimes I can get some fees waived and cut down on closing costs.
