I would only recommend buying sight unseen if you 100% trust your team. Scam artists prey on out of town investors and their lack of knowledge in the area.

@Atul Mohlajee The biggest pain is probably sitting in the back to set up the bank account, followed by doing taxes. The benefits far outweigh the negatives. Everything I do in business falls under an LLC.

@Account Closed Attorneys are skeptical by default. If they don’t understand what you are trying to do, they may think something is wrong. There are not many attorneys, even among real estate attorneys, that are well versed in creative financing. If you search on here, I’m sure you can find one.

@Jerry N. I used a company called Electro Bond Refinishing in Chicago and I was pretty happy with their work. To do a tub and the tile around the tub is around $900 or just the tub I think I paid around $450. 


To anyone reading this, please hire a professional company. I paid for the materials from a specialty store and one of my contractors said he could do it. He made a complete disaster of it and I had to gut the bathroom to fix it.
