If your looking for a hands off, low maintenance cash flowing property this is the investment for you.

Long term tenants who care for the home as if it were their own always pay on time.

With low taxes of $504 in 2015, limited maintenance, no HOA and low insurance for this two structure rental, a cash flow above 11% annually is hard to beat.

Welcome to the crazy and fun world of REI! I've helped many investors get started. I started 15 years ago with no money. I "paid" for my education by working under professionals and putting in my free time leaching on to others in the business. When I started out there were no "guru's" or RE mentors/coaches. It took me years to learn but I'm glad I did that. Now I help others learn the business but I offer 1-on-1 training. You can learn a lot of info here on BP but to gain real hands on experience, you either need to jump in yourself or align yourself with someone who has experience.

I do not offer free services. I do not offer webinars, books or long classroom sessions. I believe people who do offer those things are scam artists and they prey on the desperate. My time is valuable and the experience I share is valuable. This is a business. People need to either pay to learn it quicker or put in the time and energy and learn on their own.

If a deal ends up on a list, it's not a good deal. You need good relationships with investment focused brokers or honest wholesalers who will bring you deals directly or go find the deals yourself. If someone else can find them, you can also. Just my advice...hope it helps a little.
