Net 20k 16% @120k  PP includes all rehab, passing inspections,, warranty , rent assurance, meaning rent begins not later then 90s days after the close no matter what. If we fall behind on rehab, and placing the tenant, we pay the rent until the tenant comes in. Clients receive the amount on the pro forma provided . If we are off we pay the difference for the 1st year then raise the rents.  CASH BUYERS ONLY PLEASE

of course if the price is right .  If not you through a. couple wall  units in not a big deal.  If you want to put central air in it should only cost between seven and 9000. And this will increase the value was well. Good luckl.

@Ronald West Jr. So many listen to their PM co, and just want to  starting to evict for being a week late or having an issue like this. The only ones that make money doing that is the PM co. Now they get to charge you for repairs, placing a new tenant etc. Work with tenants that you have a relationship with, and are confidant they will pay, get caught up etc. We have tenants that fall behind, and we actually pay the owner their rent out  our of our pockets , ( happy clients happy business ) as if we evict ,the owner is guaranteed to lose at least 3 months rent and then have repairs, so 5- 6k 7k gone! It is not always right to " go by the book" . All the best and good luck ,

@Shiloh Lundahl It was an example  so own 10 - 20 props . SF MF, have   10- 15k a month coming in how much more do you need ? Rentals provide freedom, flipping is a job. Again ,a good one I do many per month, but keep some for cash flow.  My area, about 10 SF, avg 6k net per , about  600k, total investment.  6k for many is more then enough.  Or one MF with say 20 doors, about 80k per year net.  All the best

Full time without a doubt. There are plenty of great deals out  there if you know where/ how  to find them. Rentals are the key to wealth. Flipping is a job, all be it a good one, but its a job. Make 20k once or make 1 k a month for 5 years, or longer, and typically get appreciation. Good luck to all.

 I buy anything that makes sense as long as I’m not less than 15% net cap Rates I purchased them  single-family multi family.   I have some properties that Net 600 per month, while others net 10 k per month .  Good luck all the best everyone.

Be VERY careful when buying a tax cert from Cuyahoga County !!
