Hey all Sensie and I have worked together for about 5 years, doing about 150 properties together. He is one of the most knowledgeable  , honest high integrity people you will ever meet, also happens to be a real nice guy.  I would highly recommend connecting with him and learning. I do this weekly in Cleveland, they sell in a month or less,  Many of you need to learn about other markets.

@Jorge Gutierrez many NY investors buy in Cleveland as does the rest of the country, with the ,majority   from CA, ( I have sold more then 150 to CA investors ) . Cleveland is the # 1 overall rental market in America. Where else can you get a nice property in a decent area for 60k with values from 65 - 90k, with 11- 15% net caps? If you are cash , I am more then happy to help you.

@Gordon Forbes you need to search other markets. I buy and sell weekly always,  ( Cleveland ) about 25- 40% below market. Also if your goal is cash flow does it really matter if you pay a little high?  As long as the net cap is what you want , well Rent comes in either way, so up or down a few % really is irrelevant, everything comes full circle , all the best to you

@Jerry Quint I am always looking for good deals, SF - MF, keep me in mind. I also always have SF - MF for sale, 11- 15% net caps, TRUE net, 100% hands off, we do everything., All rehab, pass inspections , place tenants, 1st year free PM, warranty , and rent assurance. , all the best

@Jerry Quint why would you sell this? I assuming you are all in around 30k, with a net of about 10k, thats 30% , shes a keeper. This area is getting much better still not great but the ROI is strong. Throw EDEN in and call it a day, all the best

Cant go by the county records, they use the foreclosed price, this will comp around 65 - 70k,  I have props they say are only worth, 1 mill and they really are about 2. 8 , some at 30k and really are 80k. . I have done more then 450 in Cleveland so know the numbers very well, , 40k is not bad , all the best  BTW, Cleveland is one of if not the best rental markets in the country. Making a HUGE comeback, Amazon now has TWO million or so sq ft buildings in town. Great things are happening in Cleveland.

PP includes all rehab, passing inspections, placing tenant, warranty, rental assurance  and 1st year of PM, so the actual net is a bit  higher . CASH Buyers only ,
