We do everything, no need for you to try and rehab, pass all inspection, place tenants, etc. You are out of state, its not like you can simply call a contractor and let him handle, you will get crushed, been there :)  . Hey all, I have no skin in this, but I am an expert in the area having done 100s of deals ,  and have closings  weekly .  This price is ok, as long as the repairs are only minor. Megan seems to not be greedy, as so many are. . So negotiate a bit but overall seems ok,,,,,,, All the best .

There is no right or wrong answer. For some making an extra $100 per month is great, others why bother. It all depends on each individual . So not really sure how to respond to this. All my clients avg not less then 11% , net , they are very happy.  My personals 20% + Continued success to all .
