Sadly, plan errors happen often, even in large production builders.

As already stated, reach out to him.  Let him know you discovered some plan discrepancies that will need to be corrected.  He should correct them at no cost to you.  If there are other costs that arose from the mistake, you should expect him to cover them as well (move plumbing, etc).

However, my bigger concern would be the permit.  If you submitted these plans for your permit(s), if they are revised you may need to resubmit them for approval again.  It will depend on the local code and the level of revision (typo vs. different layout).

Hello @Matthew Wurst !  Small world!  I used to work up in Coopersburg when I lived up in PA.  Right on 309 north of Quakertown.  Beautiful area!

Congrats on your decision!

You are in a great area for REI. You have Quakertown to the south and Allentown & Bethlehem right over the mountains and lots of homes in between. I think you will find lots of great deals in your area!

Hello @Emilio Betancourt !  

Don't give up!  The deals are out there.  If you keep at it you will get a combo where the deal is good and you are the first offer.

Also, Don't just rely on the MLS or the real estate sites (they are great, but you won't get early deals there).

I recommend going to local REI meetings. You will meet people there who have deals and wholesalers.

ID a neighborhood where you missed a deal and drive for dollars.  Find some homes that look unloved.  Send the owners some letters.

There are a few other ways that you will find here.  But just don't give up.

If you want a great reminder, watch the webinar with @Brandon Turner from last night.  There is a quick 10 sec segment where he hits a roadblock and he throws his arms up and says "I give up!  I am going to watch dancing with the stars!"  It is very funny but a great example of what 99% of people who start this process do.  Hang in there and don't give up!
