@Andrew Bosworth That's awesome! Congratulations on snagging your first SS deal. As someone who is also looking to get into that niche, it's always great to hear these "new guy success stories". As cool as it is to hear about the big players landing the multi-million dollar deals, it's not always relatable! Best of luck going forward and I'd love to hear how things progress with it.

@Nathan H. Oh man I love the sound of this project! I wish I had something useful to contribute, but I'm currently only in new SFR on the western slope. My wife and I used to live in the Fort a few years ago and we still have a rental up there. 100% understand looking across the border for better deals!
Definitely interested in hearing more about how this plays out for you though. Keep us in the loop.

@Sepp Wigger Nice work! I live and work in New Castle. We're experiencing some stellar appreciation (like most areas right now) but New Castle is a great town. And I must second your thoughts on Mike Picore. Great guy and awesome at what he does.

@Henry Clark Thanks for the advice! There's only a couple places around my town and I'm trying to figure out the best way to approach them (two are owned by people who live out of the area). Funny that you live in a Glenwood as well! There are definitely more units in Glenwood Springs than in my exact town or the other neighboring communities. It's an interesting time out here. Real estate is booming and we're seeing a large influx of people from out of state. Apple storage is one that I had written off to be honest. A large company bought it and the surrounding mobile home park a year or so ago. They do have a 3rd party managing the storage, and to be honest, it doesn't look like it's run very well... maybe I'll reconsider it and try to learn some more about them. Do you mind if I ask how you came up with the 270 units for my town?

@Paul Clement that's awesome! Congrats on the sale. It sounds like you know what you're doing then. Was your sale also in Junction? Self storage is a very interesting niche and it seems to be gaining popularity among investors. I've got to admit that I've been looking into it more lately! Depending on your flexibility and where you're wanting to put a facility, there are definitely some parcels that may work for what you want to do.

@Paul Clement I do some work in GJ and every time I go down there I see a lot of existing self storage facilities. Are you sure the market can handle that much additional RV storage space? As I've heard many others preach, "the downfall of self storage is self storage". What are the going rates for the space in GJ? How familiar are you with the market and the demand for more RV space? The real estate market there as a whole is pretty hot, so it's possible the demand will increase, but considering the amount of existing units, I would be cautious. Especially considering the cost of ground right now...

@Justin Hoggatt that's great! I agree. ICOR has really grown into a great organization over the years. And as much as they do for our community it still comes down to all investors/professionals banding together and letting our voices be heard so that those in power hear from more than just the people looking for a free ride.
