@Lane Babin Welcome to BP, I hope your inspiration turns into inspired action and you find tremendous success with real estate.  Have you heard the cliche "your network is your net worth?" I think nothing could be closer to the truth.  Be sure to take the opportunities just offered to you to connect with @DJ Savoy and @Robert Leonard.  Those guys are doing it big and you really want to know them.

@Derrick Thomas I think you can hit that goal of 25 properties in half that time.  Better yet I would shoot for 50 doors in 5 years and if you hit 25 in two years imagine how thrilled you'll be.  

That auto industry job will really help you along the way if using money from banks is part of your plan.  Hold onto it willingly as long as you need to.  It's a law of the universe that Gratitude for what you already have will bring you more of what you want.

@Cristian Rivera It sounds like you have an awesome opportunity to choose between two places to live.  If you were me you would be choosing based on lifestyle design and either stay where you are because you love it there or move with the folks because you love the new home and you love being close to family.  You can be successful wherever you land.

I agree with Tami.  Is there any reason you would not want to invest in your own backyard?  I don't know your area too well, but I know Covington is a decent city and you couldn't go wrong with Mandeville.  That is a really great area to live from what I understand.  Be sure to give us an update after you have taken some action and share your successes with us.

@Heather Turner Congrats on deciding to take action and get started. REI can be both fun and rewarding. If you are flipping flooded houses your best bet is to stay away from flood zone A and AE houses and look for deals only in X zones. If you buy in a flood zone, get an elevation certificate prior to closing and make sure you do not buy anything 1' or more below base flood elevation. This will make the potential buyer's flood insurance premiums much higher and subject to large increases in the future that they will likely be made aware of when they obtain policy quotes. Don't get stuck on your first flip(s) holding a house that is too expensive to insure for flood because that may not end well. I hope you take action and find great success in your investing endeavors.

@Tyler Morace I was just about to ask the same question Stephen asked.  Your idea of a rough neighborhood versus the perspective from an investor with plenty experience in that same neighborhood might be far apart.  This happened to me when I was just starting out and I thought I wanted to avoid the hood entirely.  It turns out the first opportunity I ever created for myself in real estate was a no money down deal on King Bradford so I went for it and never looked back. Two short years later I manage 22 units in that neighborhood and have found tremendous success with it. 

Me and other owners are working hard to improve the entire neighborhood and many people in the neighborhood pay notice and thank us all the time.   This is a good feeling knowing we are giving people a clean safe place to live and that they recognize and appreciate it.  

Sounds like good numbers and I think you should go for it if it turns out to be what you think it is.  Worst that can happen is you decide it isn't for you and you bale.  Best thing that can happen is you find great success and you get the itch and can't wait to buy another and another and another.

Post: Older multifamily near university with boom of new apartments

@Bradley Stidham I agree with Tyler.

Your 2 bedroom apartment in your fourplex will likely rent for $700-900/month versus their 2 bedroom at $1400/month.  There will always be a market for lower priced rentals.  Consider how many of those students such as grad students are working to pay their way through school versus the kids in the big complexes whose parents are most likely paying the rent.  They need an affordable place to live.  Give them a good clean home at a fair price and make sure you don't overpay for whatever you buy and you will succeed.  There is endless opportunity out there.
