I know that everything happens exactly as it is supposed to exactly when it is supposed to even if you feel like you aren't quite ready for it.

@Joseph L. Sorry I never got back to you and responded to your first post.  I hope your drying out and rebuilding is coming along smoothly.

@Stephen N. hang in there buddy, I have to admit this recovery continues to kick my butt every day!

So far in the past two weeks I've had to fire my new contractor when I learned he was a drunk and was stealing from me and every single one of my tenants he had access to.  I had to spend an entire weekend to gut properties myself even after paying to have it done before I inspected to see that it wasn't done to my satisfaction, HVAC's going out left and right needing to be replaced, duplex flooded AGAIN when my demo crew did not put the shut off valves back on the supply lines under four bathroom vanities and someone turned the water back on to the house, learned that all four water heaters in my flooded fourplex are bad and need to be replaced, tenants complaining the repairs aren't moving fast enough, got scammed buying a washer and dryer from someone on Craigslist that didn't work and to top it off I got a pink slip from my job this week!

Now all of this (except the layoff) is entirely my fault and I claim full responsibility for the lapses in judgement and not taking more action to protect myself from all these negatives, but on a more positive note.......

I AM A FULL TIME REAL ESTATE INVESTOR AS OF TOMORROW!!!!!!!!!!!!

Getting a layoff from my job could not have come at a worse time financially, but could not have come at a better time in every other regard, especially considering demands on my time.  Now I can focus all of my attention on my properties and save some money in the process while I leave this cubicle behind FOREVER!!!!!!!!!!!!

I am looking forward to seeing all of you guys at The RING / Baton Rouge REIA Meeting next Tuesday. Of course I look forward to that every month.

Only time will tell.  I'm currently in the process of buying a flooded home that will be made into a rental.  Taking a bit of a risk, but I think it should work out well.

@Tony Osborne do you have three contracts or just three motivated sellers?  If you don't have three contracts, then there is nothing to fix.  Are these flood damaged properties?

Do you have a buyer lined up already?  Is this your agent or the seller's agent?

If you don't have buyer and are just going to be attempting to wholesale a listed property without the agent understanding that is your intention and that agent is relying on a closing for their pending sale, then you could really burn some bridges if it falls apart and you end up backing out.  

I'm not trying to discourage you, but tying up a listed property under contract for your first attempt to wholesale doesn't sound like a good idea, UNLESS you have the intention of closing the sale yourself even if you don't find a buyer.

Calling Baton Rouge again!  

I may have missed something, but I was a little disappointed to see that there really haven't been any big forum discussions about "The Great Flood of 2016" as I've heard has been the case in the national media. I know affected people have been extremely busy even if they have only one flooded house to deal with, and especially if it was where they call home, but I would have thought we would be hearing more chatter in this community from our local BP members.  


I know there are a lot of people who just read the site occasionally and aren't all that active, but I'd like to hear from some other local investors in Baton Rouge / Livingston / Ascension who experienced flooding in your investment properties.  Is there anything you need that we may be able to help you with?  How are you making out?  Did you have flood insurance?   Are you going to make it out of this with your head above water?  I know I will because failure is not an option!  Let us know if you need any resources that you don't currently have.  I know my investor friends have supported me a lot along the way and I just want to make sure everyone knows that we are all here to help each other in any way we can.  

I wanted to share this photo because this really made my day yesterday.  I have shared this attitude since all of this began.  At least I still have half of my portfolio that didn't flood.  And in the ones that did flood, at least they only flooded half full!
