Hello this forum was the one that was the most recommended for real estate discussions.I have a few questions before i can embark on this journey mainly how much can the ROI per year be.I want to ask some general questions not going furthure into strategies or any infomartion that is extremly valuable

So there are 2 main ways to do real estate business fix and flip and rent it out.If i invest 100k in ETF i will probably get 160k in 5 years.

As for real estate if i invest in 4 homes paying the downpayment of 25k for each home and if the value of each 100k property grew to 125k i would have double my investment a little better then with the ETF`s.

I would need to know besides not finding tenants what other things could go wrong some examples of why it is so risky.

How much money can you make from real estate.Is it better to invest in real estate then for example index funds.

IF yes can you please tell me why?In index funds you can make about 10% per year.

How much can you make from real estate and what are the risks.Is it possible for you to tell per year how much in % will or could my money grow on avrage realistic numbers only.
