Thanks @Larry Turowski for responding. Good ideas. Yeah it's gonna be six sfh right now with more to come so I'm trying to figure out what's best for something like 50+ doors. Any thoughts? Or stick with what you said? Thanks again.

Just some basic questions I need help with. 

1. I need to do some rehabbing to the properties to get rental ready. Do I put the utilities in my name or LLC and am I able to only turn them on for say a 30 day period?

2. How did you insure all your properties? Individually, umbrella or other?

3. Are the properties in 1 LLC or multiple?

Any tips you can think of for this newbie would be very helpful. I am going to be utilizing a property management company for all properties. These are sfh fyi.

@John Weidner @Ray Jimenez thank you. We actually painted the walls in the basement with paint left over from the previous owner. We didn't paint the floor because in our opinion it wasn't cost affective based off of comps, time and money.

Hey @Kirk Berryman we did not paint the cabinets, we purchased RTA shaker cabinets. Kinda of a pain but we figured out a system and could put one together in less than 1 minute so we moved fast lol. 

Thanks for the compliments everybody! So my brother and I decided we're gonna get a cash out refi from our private money lender. There's just so much equity and the area is awesome. Oh and it's completely rehabbed! We've decided that instead of wholesaling every property, we're gonna acquire every property.  So getting the financing in place is taking some time but it'll be worth it in the end. 

I'll post numbers as soon as we start moving forward with the refi. 

We do have another property lined up to flip with a partner, fully funded by him and we would just do the rehab and split the profits. But again we want to hold that property because our wholesale deals have so much equity and this property is only 9 years old and 10 mins from my house! 

I'll keep you posted.

Try sending out 200 every other day or just space them out however you feel. Also you could have the best questions in your script but if their not motivated it's just another lead.
