Hi @Joel De Witt  I agree with @Mike McCarthy you need a  cash reserve or access to it for things like a down or a reno job. You especially want to have "boots on the ground" if you're too far to check in on the property yourself. But with all that being said. Congratulations on taking action, may I recommend a great read for newbies. 'The book on investing in Real Estate with No (and Low) Money Down:... -Brandon Turner Great tips, helped me a lot.

Hi @Monica Litster are you sure it isn't an REO? That would explain the listing price.

As far as disclosing the deaths I understand the legality of it, but as a consumer I would want to know upfront, even if I'd risk losing a potential buyer. Just reading the post gave me the heebie jeebies, but thats just me.

Hi Everyone!

I seem to have an issue with a permit that was never pulled on a rental property I have in Sacramento CA. If anyone can recommend a local contractor for me that would be great. The guy I hired to instal a new HVAC is no longer returning my calls. I now need to have someone inspect the unit and file the permit for me.

Hi Everyone,

I'm new to Tampa and I'm having a hard time finding a legitimate REI group, luckily within my searches I found BP. I absolutely love the app. Great topics, forums, podcasts etc. I'm looking forward to networking with a lot of you. With that being said, someone please help! There has to be a local group where I can meet fellow investors, realtors, contractors etc.
