Post: Hand written direct mailers - need some advice

@Alex Geesey The simpler the wording, the more calls you'll receive but that doesn't mean they will be good leads. Since you're only sending a handful, I'd keep it simple "Dear XXXX, I am interested in purchasing 1234 main street, please call me at xxx-xxx-xxxx. Thank you, Alex" 

We send out a lot of letters and have found that a professional approach versus a handwritten letter is better for generating quality leads. We get more calls with handwritten, but it's usually from people really not motivated to sell and are more curious. Plus, with a professional letter we can give more information about ourselves, build credibility, and funnel the seller to our website which is just another way for us to stand out from our competition. 

I would be careful with pictures in front of the property. Google street view postcards became popular a couple of years ago, and they didn't last long. People felt invaded by putting a picture of their property on the card and I can imagine they would feel the same way with you putting a picture of yourself in front of their house.

We love propstream, it's very easy to use and provides accurate data. The one thing they lack is pulling vacant land lists, at least in my area. They claim the properties are listed as vacant land on the county assessor's data roll but when I pull the lists from the county, it's clearly occupied by some type of building.

@Keith Janson We really like propstream, it's a very affordable option and they offer more features than just lists.

Every private/hard money lender is going to be different. Plan on needing a decent down payment or a steal of a deal if you don't have a lot of experience or a track record with the lender. There's a lot of cash available right now, grow your network and you shouldn't have a hard time finding a lender.

@Douglas Curtiss I think the biggest advantage of a course or mentor is having a blueprint for the business. Yes, 99.99% of information taught in courses is available right here, but not all strategies compliment each other and combining some can be counterproductive. A great course, in my opinion, is the same as a great recipe that you can easily duplicate and make yourself. 

The biggest problem I see with what you're asking for is the ROI achieved. It doesn't matter how great a course or an instructor are, if you don't have the drive and/or natural skills then you aren't going to have the same ROI as someone who is very driven and a great business person.

That's the number one question we get with potential new customers for our direct mail business, "how many letters do I need to send before I get a deal?" It's impossible to answer because of so many different factors. 

I would absolutely stay away from any course where the instructor flaunts their "wealth" while trying to sell you on the course.

@Jackson Coulter You're feeling what most new wholesalers feel, information overload and no real direction. If you ask 20 different wholesalers how they run their business, you'll get 20 different answers. Some answers are good, some are really bad but that wholesaler will swear up and down that it's the right way to do the business. That's why it's so difficult to learn any kind of business by watching youtube or reading forums.

@Benjamin G. I think almost any direct mail company will stagger your mailings for you, ours included. This is a pretty standard service that most providers offer. I can't help you with who the cheapest is because I honestly don't know, I am almost certain that it's not us though.

You can get a bulk mail permit and send standard mail for quite a bit less, but the minimum is 200 letters at a time. You'll also have to drop the letters off at a bulk mail center, not a typical post office. There is an annual fee of, I believe, $250 which can be waived if you send out full service. If you want to go the first-class route, you can pick up forever stamps on ebay for around $0.42-$0.45 each.
