There are apparently quite a few meet-ups in Greenville. There is the Upstate Carolina REIA https://www.upstatecreia.com/Default.aspx

Probably more since this is such a fast growing area. I'm in G'ville from out of town for tonight's meeting. Determined to find properties and partners in the region!

@Tyler Hall - Yes. Are you wholesaling properties?

There is a Florence area REIA meet-up each month but they don't do a very good job of promoting the meeting. On Thursday, March 7th, the group will meet at the Highlands Park Methodist Church at the corner of 2nd Loop and Edisto St. The meeting is held in a building behind the main church. You are welcome to attend and meet some other investors there.

Just attended the Upstate CREIA meeting this week. Lots of excitement and friendly people. There is another meet-up from a different group this coming Tuesday. This link should work for those interested: https://greenvilleinvestors.com/

I plan on making the drive there again. It's 2.5 hours each way but I am committed to finding investment properties in the Upstate and look forward to working with those who have experience but maybe a little short on cash.

We moved from Spartanburg to Florence 11 years ago but we're seriously considering a move back towards Greenville or Asheville.

We are just beginning to research investment properties and would like to be in contact with other investors who may be able to help us find deals in the area.

The property turned out to be run by a slum lord. Exact words of the RE agent. On the positive side, he is also an investor and knows what to look for while we try to find suitable properties.

 Just starting out and found a listing for a 3 unit and another 2 unit property. I'm not sure about comparing comps since there are not a lot of multi family properties available to compare.

I'm new so I'm suspicious of everything! This was the response to my questions:

1. Rental history had been strong due to below market rents.

2. All are in 12 month leases. Unit A is coming up in June for renewal. C*** has all 3 leases.

3. Owner pays for water which is 80-100 per month. Tenant in Unit C takes care of yard. I reduced their rent to $375 for that service.

4. No management fee figured.

5. I estimated $2k per year for miscellaneous repairs. I don't get many calls for repairs so I figured high.
