Hey Justin there are some great places to invest out of Oregon like the Midwest, or TX.  I like the Nevada market around Reno.  There is tech and manufacturing job growth with Tesla, and multiple AI data centers being built. Constricted supply of housing will continue to drive rents and appreciation. 4th lowest property taxes in the US, no state income tax, and landlord friendly laws.  The mild weather and recreation pulls in people from CA. Worth a look.

Cash. Everyone wants cashflow and you need more cash down to cashflow.

The easiest way to find them yourself is using the keyword search in Zillow. While not every agent will put VA assumable loan in the listing many will. You can also us search terms like financing, assumable, or other variations.

Those are both good markets especially for those who invested before 2020. What do you think are the best markets to invest in outside of TX and CA to get the same appreciation with a lower cost of entry into the market?  I think Nevada but I live there so I'm biased.

If I'm looking at buying a townhome or condo and the HOA is high because there is a nice pool and nice gym. How much more rent per month are that worth to a long term renter or midterm renter? Will a tenant pay over market rents for those amenities? What percentage?

Restaurant bars, and coffee shops in the financial areas or near financial advisors, or large offices will have a higher chance of meeting people that are investing in real estate. Get good at chatting.

There are many markets to invest in. Most people will say the Midwest, TX, FL. They all have their pros and cons. Think about what works for your life and lifestyle. Investing in real estate is not really that passive especially starting out. Take into account the travel time, phone / video time, mistakes along with all the other economic factors. Success will come with diligent planning, research, good people, healthy fear, and learning from mistakes.

I recommend investing to start in places you can get to an home in a day whether that is a flight or drive.  For CA investors Nevada has many tax, landlord, and market job growth advantages. Vegas has lower barrier to entry and Reno has strong appreciation and equity growth.  Lastly consider why you are investing and let that be your guide.
