Check out the greater Reno, NV area. There is positive job growth from the tech industry, manufacturing jobs from Tesla, geographically restricted building, no income tax, low property taxes, close to CA, mild weather, and landlord friendly. We find multi family deals for our clients that are cash flowing in the first year. It's often overlooked because of the median price of SFH. We are seeing some of the best deals in years. I'm happy to share more info about the area and deals here.

Real Estate is a time rewarded investment. It’s harder (bad) to make money in the short term and easier (good) to make money in the longer you own. 

There is not either or in real estate. It depends on your situation. Do you have the money to buy and have you done your research?   It’s a good time to buy if it’s right for you.  We are seeing some amazing deals for cash buyers in the Reno, NV market in multi family. But without cash it’s a bad time. Make sense?

Reach out to local networking groups to find a investor focused CPA and attorney.  You'll also want to find a good Investor Agent, contractor, and property managers. Non-investors focused networking groups are also a great way start building your team in the area.

Utah is awesome!  We almost invested in Ogden because of the proximity to SLC, mountains, and the value add opportunities. Ultimately we chose to stay closer to family in the greater Reno Tahoe NV area. We were working with a great agent there if you need a reference. Very exciting and good luck!

Location is very important. It's the only thing you can't change. If you're thinking of investing out of California the Reno Tahoe NV area is a great place. We have the population growth, all the signs of equity building, landlord friendly, low taxes, proximity to CA Tahoe, and good climate. My parents (boomers) always pushed on savings, stocks, 401K, pensions are they way to retire and a measure of success. The mantra was if you're not invested in the stock market you'll be a failure in retirement. It wasn't until I was in my 30's that I realized that stocks/bonds was only one way.  My observations are stocks are complicated, volatile, and lack control. Musk tweets something dumb and value goes down. That was their generation. I got into RE as an agent to help others build wealth through RE investing.  There is not enough emphasis put on RE as an asset class for younger generations.  Stocks are not all bad and if a company willing to match and manage make it a part of your portfolio.

Hi Molly, Seller financing can be a good option to get a short term interest rate.  Most people will not let the loan go more than 5-10 years before a balloon payment. Make sure the term of the loan are clear and it might be worth hiring an attorney.  In Reno we have seen some seller financing as interest rates are dropping it might be better to ask for a seller credit to buy down the points on the loan.  You'll have to calc this out and a good loan officer can help.  

To determine cash flow there are a few rent calculators from Zillow, RentCast, BP.  This will give you an idea of rents in the area. Are properties sitting for a month before being rented?
Vegas can have some ups and downs and unlimited building can hurt long term values.

A good Investment Real Estate Agent can help with the market and equity values in the area. For our clients in Reno Tahoe we do all the cash flow and other metric calculations and build in expenses to our reports. We analyze the entire market to find deals. We have CA client's that we find good income properties in the greater Reno Tahoe area. There are still multi family deals. There is a strong job market, landlord friendly, and geographically constrained building which improves appreciation. A quick flight from SoCal. Happy to connect and share more info.

Great points! Always check market rents near by neighborhoods, and sold housing comps.  Also check the area master plan to see what is planned in the next few years. Is there a school or a cement plant going in across the road.

Welcome to the BiggerPockets community! California is an expensive market, but also has great appreciation. When doing a house hack, do you wanna make sure it’s a place that you would want to live. Taking into consideration where you might want to be in 1 to 3 years if you want to be near family, friends or other amenities in that area. There are a lot of California investors that are finding great deals in Reno and Lake Tahoe for house, hacks, and other multi family and single-family investments. Do your own research and good luck!
