@George W. thanks George! As I said there are two lots with houses zoned multi family within a half mile as well as a 500+ unit

@Aaron Klatt correct me if I'm wrong, but there will be separate thermostats that are controlled by the furnaces? Because the unit will have separate connections to both furnaces the problem becomes billing each tenant

I'm putting in four furnaces, one for each unit, in my 4 plex and my HVAC guy said he would just have two AC units to run the 4 units and split the bill. Smart move? If so, how do you bill your tenants? Or just spend the money for individual units?

Has anyone had to deal with rezoning a property from single family to multi family? This property was converted to a three unit by the previous owner but never rezoned it with the township. My attorney seems to think there won't be a problem going forward with it. Just wondering if anyone has any tips or things I can/should do. Thanks

@David Dorsey I made an offer on 10 homes before I purchased my first flip. I just scanned the foreclosure listings and found a house that had just been listed as my first one.

@Kyle Marek given the fact that you seem like a disciplined person, I would consider raising your $3,000 limit and keeping your monthly expenses the same and paying in full every month. Also, perhaps opening another card. I have raised my credit score over 150 in the past year after I took a course on understanding the credit system. Credit Karma helps break down the areas of improvement too.
