@Ruben Anthony @Lauren Natale A great resource to find just about anything you’ll need for investing in Charlotte and surrounded areas, is the Charlotte Real Estate Facebook group. Has over 5k members, of newbie to experienced investors. If you’re in the area looking for real estate meetups, there is a calendar in the group with just about every meet up in the area.

I'm planning to get more involved with subject to investing but curious as to how do you structure a subject to, to avoid the due on sale clause? Put the property in a trust?

Also, what kind advice would give someone beginning subject to's?

John Thedford Thank you. So far the one tenant I have is great but, coming from property management I definitely understand what your saying. The short term goal I have is to management and long term start HML.

Hello BiggerPockets, I’m 24 and I’ve been actively investing for about 8 months now and I️ would say I️ have a high risk tolerance. I’ve be fortunate to have seen quite a bit in my first 8 months due to the fact that I️ had a mentor (who is an accredited investor). But I’m on my own now... My question is, if you could start over knowing what you know now, what would YOU do differently? Estate Planning? Taxes? Relocate? Anything? I’m open to all advice.

Hello BP Community, 

Whats the best route to purchasing or wholesaling a property that has tax liens before they are sold at a auction?

Is anyone reaching out to owners before they have an auction date and is that effective? If so, are you deeding the property into your name and paying the back taxes? How much do you compensate the owner?
