Howdy!

Wondering if anyone been to sac courthouse sale to bid on a foreclosure auction, I am interested in a property going on sale in my neighborhood, looking to learn from your experience, in particular how to determine if property does not have several other mortgage / lien against it, and if it is even possible to get a deal in this hot market.

Good question Matt C. I got so burned dealing with city and inspectors on a duplex that I had to take a break for a year to recover from it. Getting back in the game again but wondering what do pros do to save time and money on major flips like these when dealing with permits and inspections.

Darina Pogodina I am not sure about MA but I did my fair share of run around while renovating one of my duplex here in Bay Area, mind that rules are different in each city. I am not a contractor and since this was an investment property the city requires a licensed contractor to pull permit for pretty much everything, except for painting and yard work 😀 not even kidding, learned it the hard way. IMHO dealing with planing and permitting is not as difficult as getting thro the inspections. I can go on forever, in a nutshell go to city and ask them if you can diy what ur planing to do or not, if you can't get a knowledgable and reputable contractor who is familiar with the codes, this may look expensive but it comes out to be around the same cost minus a lot of headache.

@Nadirah Dawson I am in the same boat as you, I have been looking for last 6 months and the numbers dont work for whats on MLS. I tried auction.com and got overbid by 5 times :) Now I am planing to try my luck at courthouse. I know of 2 things that i would be looking for, title and liens, i do not think i have the option to get inspection done, i drove by and looks in great shape. Will let you know how it goes.

@Account Closed agree, this probably wont make a dent in san jose.

My concern because i own a 100 year old rental duplex in a neighboring city. It is not under rent control and I have no clue if cities can force impose it in future.

Hello ! Love this site and great respect for all the Pros helping small timers learn and grow. Questions out of curiosity. - What do you think would be the impact of such kind of ordinance in high growth area like San Jose. Would multi family prices really go down and investor move to other cities. - Can other cities adopt same measures across Bay Area / CA. - How do existing properties go from being not to being rent controlled or does that not happen? Oops sorry didn't mean to post it yet, not sure how to update it on iPhone. By middle ground I mean number between 0 and an average % rent increase in the neighborhood.
