My personal opinion, parts of Sac that gives you a better cash on cash don't appreciate as well as properties in Bay Area but unlike Bay Area you can atleast break even and the capital requirement to enter this market is quite reasonable. I am not familiar with Merced market.

Matt Smith sorry this got posted before I could complete.. I would look at other aspects, how's the overall credit situation, rental history, employer, years in service etc. Maybe it's someone starting his / her career and really want to live in city. I would still be cautious though.

90 k in San Francisco is quite low

Hello Letta McNutt I invested in Hayward / San Leandro area and found it very rewarding, look for neglected properties in area with decent schools and proximity to Bart and you can't go wrong.

Hello @Jerry Padilla thanks for the info, sorry not familar with this, so what was the requirement earlier for 1-4 and 5-6 unit and would stock, 401K money count towards reserves or does it have to be hard money in savings?

Agree and it helps to know the property inside out (well if you have small number of it). I usually visit them during turnover and repair/replace anything that sems might break soon (and have PM take care of rest when they are occupied), this substantially bring down the number of tenant requests and PM overages.

Ryan Lauritsen I have not done this but here an idea. It depends on the deal, and if numbers work, I would talk to seller if he can loan the down payment at some favorable terms.
