Does anyone have a recommendation for a real estate focused tax accountant in the York County PA, Harrisburg PA, or Lancaster PA areas? Just need basic services as I only have a few properties, but want someone I can grow with.

Came across this thread after listening to last weeks podcast (show 364) with Avery Carl. If you haven't listened to the episode I highly recommend it. In it she points out that both you and your spouse can get one of these loans in your individual names (i.e. thus two total).
Additionally, had a questions regarding these loans. Can you do a cash out refinance at a 90 LTV (i.e. 10 % down) with these loans? My guess is no.

I am trying to estimate the ARV of a BURR deal. One of the properties I was considering using as a comp was a foreclosed property? Any issues with using this as a comp? I'm wondering if this property is slightly below the market price had it sold as a non-foreclosed property.
Additionally, does anyone know of any free online resources to determine if a purchase price included any closing help etc so I can factor that into my analysis? Right now i'm just using the recent sales on Realtor.com

Let them figure it out. You don't have to give the deposit back till after the lease ends.
