@Ryan Whitcher 100% Feel that! I have the same problem. I'm a one man band so what has been helping me is keeping my spread sheet of leads color coded. And if someone declines my offer, no response, or isn't quite ready, I set them to a specific color and when things sort of slow down I pick up the phone, call, text or fb message them and check in with them.

@Ray Danishyar 100% website with topnotch SEO is a key function and driving for dollars is great way to find those sweet little properties that not many if any have touched. But I definitely think that's one of those things you should outsource to bird dogs and such so you don't waste your time directly and if you out them on commission based pay or something it's practical free

@Shera Linares I would maybe just focus on getting the reno done as much as possible because it seems like what could be taking up most of your spare time. Once you get it done it you'll have more time and some more cash flow. Just remember Action=Motivation. You got this!

@James Short You should definitely look up your local REIA and look into some meet-ups and get to know more people in the industry on a personal level. Using private money to fund deals is a game changer. Usually they are well versed in the industry and will over look the potential deal before allowing you to dive into it especially in the beginning its almost like an extra level of protection. You can probably find some local investors on here that have some money burning in their pockets that wouldn't mind teaming up with you. My advice though is definitely try to get to know them on a personal level before doing business with them. As for the tenants I would just start looking into your local eviction laws and reaching out to some lawyers about the matter just to see what your options are worse case scenario. And try to find out when they last paid the rent to give you a timeline.
