@Colton Kennelly I'm not sure most contractors will just be cool riding around with you and your agent while you look for a house you might buy. You'll likely have to bring the contractor in for a bid after you're under contract. And I'll also recommend you living here and renting for a year before committing. Scouting online will only get you so far and it'll be hard to identify what things may irk you about a certain neighborhood until you've spent some time in the area.

There's definitely a niche of investors out there that are focused on flipping land. It's actually the method I'm using to start building up capital to invest in rental properties. Just like any other niche in REI, it's not easy and takes a lot of hard work to start seeing success.
How fast are cleared parcels selling? Take into account your time invested and the cost of clearing the land. Maybe you'll have to undercut the market to sell your land quicker to get your money back out. Just some things to consider.

Man, in all the cities I've lived in, I've never found DSL to have a faster available speed or be cheaper than cable. The building I live in in LA has been stuck with AT&T for a long time and I have download speeds at 13mbps on a good day for $65/mo. Time Waner is finishing installing lines here and I'll be able to get 200mbps down for the same price.
I honestly think they wanted DSL because that's what they're used to and probably haven't used or don't need internet with substantial speeds. Any 20-something I talk to would rather deal with Comcast's awful everything than DSL.
