I have often though about this too. Basically everyone texts me. If it is an emergency I get right on it. If it’s what they perceive to be an emergency, I respond during normal business hours.

All depends on whether this is an off market or retail deal. I am consistently buying property with equity in and around the city. Every deal has been off market.

With regard to the credit cards; Many times, if you do not have a previously established business, business credit cards may report to your personal credit report.  Regardless, they will make you personally liable for all assets associated with that business card.  I would call prior to find out.  Some of mine do not report personally, and some do.  

I do not believe that you need $1,000,000 in assets prior to establishing a commercial relationship with a bank.  What you will need though is some funds and/or experience.  Additionally, you can definitely get more than 4 properties under your name personally prior to needing to go the commercial route.  It is all about finding the right bank.  I have changed banks several times over the years before finding the perfect fit.  Whatever you do, avoid the big banks.  BOA, Citizens, etc.  You want to walk in and know the people on a first name basis. Every aspect of this business, including banking is based on relationships.   

With regard to Bos vs Ct, everybody prefers Bos.  However, I am a firm believer in doing the exact opposite of what everyone else does in business.  Not everyone agrees, but it has worked for me.  Consistently going against the grain of the mainstream has been the single biggest asset in my years in business. 

I have bought at those auctions previously.  I haven't done it in a number of years though.  Why chase the same deals that everyone else knows about.  Create those authentic leads and pocket listings.

It all depends on the area in my opinion. Of my units, only one is a studio which is comparable to a 1 bed. I have a single woman in her 60’s who has rented it for some time. We do get requests frequently for one beds, but I feel as though it hasn’t to be a trendy area to make most effective.

Before anyone breaks ground, make sure they notify dig safe.  If you are doing this specifically in the City of Providence, and you have to intercede a city sidewalk or excavate the street at all, you will need to use a contractor from a specific list that carries a very particular type of bonding.

I own 4 properties in CF to answer your question. Taxes are expensive, but if your buying at a discount it’s not a bad market.

Watch what happens with the parking. Privately held property held in various subsidiary corporations will open private lots or will lease out.
