Hey @Alex Smith! I do many of them! I am located in DFW, Tx and the market is competitive. I do marketing to sellers and also buy from wholesalers to source deals at price points that make sense.

Hey @Evan O'Brien! Generally the contract with have an option period for about a week (depending on the market). During that time the buyer can get the property inspection. After the property is inspected the buyer can request specific items to be repaired or cancel the contract completely. Hope this helps!

I recommend buying a duplex or fouplex and house hacking for 1 year and then repeating again. You could potentially refinance you current property to have equity to buy the next one. Having more units definitely helps!

Hey @Cindy Asaoka! I do not know anyone who has gone through this program specifically. In my opinion the larger national real estate training programs related to single family investment often times teach basic fundamentals, but your still left to learn many things. I recommend focusing on podcasts and getting connected to those activity investing in your market through meetups and events.

Hey @Juan Erick Rico Avalos! Congrats on this property! I have done house hacking myself and I’ve been in your situation many times. It can be challenging to be a “landlord” and “next door neighbor” while always maintaining your business plan. When I was getting started I let good tenants stay who were paying under market rent like this many times for a year or two longer. As I did more properties I realized how valuable it is to get all units to market rent as quickly as possible. Hope this helps!

@Matthew Rota I recommend carrying a small variety of hand tools that will allow you to fix small & easy repairs like a clogged sink, light fixture ect. This will at least save you a trip charge for something you could of fixed in a few minutes. Any repair more advanced you can call a pro

Hey @Cory Benhardt! I have bought many similar properties. In my area I generally replace roofs & HVAC systems on most properties we purchase and include it in the budget if they haven’t been replaced in 8-10 years or so depending on the condition . These items are typical cap ex expenses in my opinion. As you get more properties under your belt it will be easier to understand the amount of cap ex needed from the acquisition and when the best time to replace the items will be
