@Noah P Bonds I’ve seen some banks still going to 80% if the property is in major MSA. Many variables here, but I think it’s out there if you have the right opportunity

@David White If you have a track record, liquidity, and your buying a good deal, talk with a local bank. Most will be more aggressive if your willing to keep some liquidity with them.

@Yamundow Camara It depends on your end goal. If you want a few properties paid off or if you want to scale your business quick. Either way if you have the ability to get cheap (low interest) loans once stabilized, it’s hard to turn that down. Good luck!

Hey everyone,

I’m am starting a rehab and will by buying around 40K sq ft of vinyl plank flooring. I am looking for some references on suppliers for bulk discounts. I’ve regularly bought smaller quantities from local distributors, but want to do more research before placing this order.

If anyone has experience ordering larger quantities of flooring and has a good source, please reach out!

@Wayman Docks I get 90-100% of cost financed on similar properties. The local banks I work with do appraisals with 2 values- current value and subject to completion of rehab (ARV).Both values are based off the Income of the property. The 90-100% of cost typically can't exceed 80% of after repair value.

If your buying it at a discount and can show how the value will be increased, this could work. Local banks want to build a relationship and are more flexible.

Bigger Pockets podcast is the best way to learn! There are several other podcasts out there that focus on multi family as well. I also recommend connecting with people in your local market who are doing deals.
