@Tommy Townsend I really like your advice of finding out if there situation is long term, and if they actually care. Thanks for the advice.
@Dawn Brenengen The late fee is $30 and $10 a day.
Seems like a consensious that I need to make them pay the late fee or they need to go. You are right @Thomas S. I am not running a good business by not enforcing the late fee and they are stealing from me. I will have my PM talk with them and give them the option to pay up current with late fees or serve them with a 5 day.
Really appreciate all the advice everyone.

Thanks for all the great responses everyone! I will definitely check out other rentals in my area and see what condition there lawns are in. @Gail K.you have some great advice, I will start focusing more on what renters want like the bling haha.
To answer other peoples questions most of the lawns in my neighborhood are not weed free. I am thinking the house will rent for around $1500 a month and is in a real blue collar area.

I am getting ready to rent my primary residence in June. One of my biggest problems is knowing when to call it good on rehab, I do construction and am pretty anal when it comes to that kind of stuff. I tend to see every flaw and want to make it how I want it when I think most people would never notice (probably just answered my own question just now haha).
Should I re seed my lawn before I rent the place? Its probably about 50% grass 50% weeds right now.
Where do you say enough is enough with rehabbing?

I currently own a SFH in Newport News, Virginia and plan on renting it this summer as I will be getting out of the military and moving out of state. I am looking for a good Property Manager, any referrals would be great! After doing a quick search, there doesn't seem many PMs people are recommending in the Norfolk or Virginia Beach area.
I would also be curious to get other SHR investors take on the current rental market in the Hampton Roads area.
