@Robert Yarborough Great idea on the house hack. I've been doing it myself for the past 3 years in my SFR. It works out since I don't have kids and a good buddy of mine rents a room from me for $850 a month.

I'm thinking of getting a duplex myself. Since I own a home, FHA is out of the question, plus having PMI for the term of the loan, is a blow to your cashflow.

Have you decided what part of SoCal your interested in?

@Aaron Cheng Depending on what part of CA you're in demand is usually high. Supply is low in SoCal for entry-level homes. With rates at an all-time low, Millenials are putting in offers more now than ever, at least in my market. 

The price point at which your home is valued may have it sit on the market a little bit longer. I would do what you said and take your profits and move on to the next home.

Hi BP,

I just finished reading "The Book on Flipping Houses" by J Scott. I learned some great takeaways and want to continue educating myself on flipping houses. 

My goal is to buy a second property this year, a fixer-upper.
