Proper grading and drainage flow are critical/ I own truck parking lots, we're running 18" of flex base. Depends on how heavy your RVs are! Class A?
Yes, based on the other facilities near by it will be mainly Class A RV's and Pontoon/Fishing Boats.

3 inch clean rock or recycled concrete. 4 inches for base. Wait till it rains then drive something heavy to pack it in. Then 4 inches or 1 1/2 inch with the fines for the roads. For the parking I would just use the 3 inch clean.
Really recommend you use the engineer geogrid fabric for roads. The lay 4 inches of 1 1/2 inch with the fines. Must be 1 1/2 or larger to work. Smaller or pea gravel will work thru the mesh. No potholes ever. Don’t grade to deep though.
You will get weeds even in rock. Mix both the 1 year pre emergent and the All kill and spray together. If you’re spraying and it is not dying you have water hemp. Ask for a spray with strength 10 to 14 on the label and spray higher mix.

I got a quote for $2.15/sqft and the salesman said that I may not need a retention pond if I use enough of this stuff.

Hello,
The deed restrictions on my land say no boat storage. However, there are multiple properties near by with boat storage. I do not live in a neighborhood and feel like these restrictions are so old they may no longer be valid.

Hello,
I am in Montgomery County just North of Houston. I am looking for an attorney to help guide me through the development process. I am going to subdivide my property and add a lot for out door boat/rv storage. I will also need help drafting up a rental agreement.

Does anyone have experience with a company in Montgomery County, Texas that could construct a rock parking lot for me?
I am thinking I will need a weed barrier, base stone, pavers and compacted top stone.
I'm working on getting an estimate for construction please let me know if I am missing anything.

Hello,
I'm looking to develop 7 acres that I have (Free and Clear) into a self storage facility (Mainly Parking, not much Real Property). Would I be able to use my Single Family LTR as collateral in a DSCR loan for construction? I'm 1099 and my Fiancé just financed another rental and I'm not sure if we would qualify for a traditional loan.

Hello,
I have 7 acres near a major boat ramp that I am looking to develop.
The area has grown 4.11% per year for the last 2 years according to the Census. With a major development up the road I expect this trend to continue. I am having trouble finding info on income growth does anyone have any input on where to find this data?
Does anyone have a Development Pro-Forma that I could look at? I don't know what I don't know and would love to learn for your experience/mistakes. The land does not have many trees, ground is relatively flat and the lot will be crushed concrete.
I may make another post for these questions.
-Are Contractor Garages a good option to add to a storage facility/what is the typical square footage per capita needed?
-With Shipping Containers are you able to refinance the property once it's almost full or is it best to sell and buy something with Real Property?
