First and foremost, congrats Mike. Thats impressive.
So the company provides training, leads, brand power,etc. do they finance the deals or just show you where to go?
As i said earlier, it all depends on your situation and individual experience, but it all comes down to benefit and price of the benefit.

A little more information would be helpful in answering. Give us a bit more to go on?
How much will this cost?
Whats the activity in the area?
What type of support/backing are they providing? (This would be CRUICIAL in ANY transaction of this nature)
What would be the benefits/fallbacks of this arraignment?
I tend not to trust public opinion to the upmost degree. Any business is going to have good and bad reviews depending on their experience. Its like anywhere. You will have people that sing their praises, and you will have people who swear you are getting in bed with the Devil himself. What the real question you should be asking is how is this going to benefit YOU in the long run.

I've been in the place. I know its sound.
Funny yet horrible story behind this place:
The guy that used to own it moved out of state to be closer to family, so he rented the property out. At one point it was almost rented to my wife's sister and her now ex-husband. Im glad that didn't happen (and I dont mean due to the divorce. It gets better.)
Once the place was rented, the tenant happily paid her rent every month, only to find out the home had been in preforeclosure since a few months before she rented it!!!! The owner stopped paying the mortgage. Imagine the shock when we all found this out he had been taking this woman's money every month and not paying the mortgage!!!
She kept the home in good condition and has since found a new place. It still blows my mind that people can do things like that.
But i digress: the home is in good condition and Im in the process of getting this deal funded. The Realtor is out of town this week so I have some time to get this in order. Wish me luck!!

So, I believe I may have stumbled across my first deal.
The house next door to me just came on the market under foreclosure.
Its a 3bd 1ba, 1,646 sq ft SFR. The home is valued at approximately 62k. Asking price is 26k. The only thing it needs is the carport needs fixed (it fell in awhile ago). I want to either buy it, fix the carport and sell for about 54ish, or keep it as a rental @650/month. Sound like a deal to anyone else? Any advice is welcomed as this would be my first venture.

Hello all. Im a new (and very thankful) member here. I just recently decided it was time to stop watching and start doing, so I am starting my career as a Real Estate Investor. I am currently focusing on wholesales until I can get my working capital up, then move into Fix and Flips. Ultimately, my goal is to own several rental properties and do a little bit of good while making a little bit of money. Im interested in meeting other investors, hard money lenders, or anyone with any type of advice or information to share. I look forward to meeting you all (and possibly working with some of you).
