Has anyone used the BiggerPockets landlord forms for your state? Do you think these are thorough and all inclusive of the types of protection you would want for yourself as a landlord? Or do you think BiggerPockets should do more to improve them, based on the bountiful knowledge presented in BiggerPockets property management books?

@Marcell Mccloud They work on 1-4 unit properties and closing costs are triple a conventional loan. Make sure your numbers make sense, and try to keep the renovations below 50K with no foundation work.

@Christopher Thorpe I usually go on Zillow and look at other houses of similar size within 2 blocks. You figure with full renovation, you can match the value of them. Of course this is all just an educated guess.

@Christopher Thorpe Things are slightly different, for the better. Start listening to BiggerPockets podcasts and analyze multi family deals in the rental property calculator. The cash flowing properties are riskier areas, but if you owner occupy, you can get into a better area with possible appreciation.

@Jason Tougas Thanks, it seems logical to target maximum value add and I'm not scared of coordinating a bunch of moving parts. I've been reading books and listening to podcasts for about 3 months now, working on finding my Core 4 here on the forums. Then find the other 6 at REIA meetings when I get to San Antonio. I live in Orange County near Irvine, but I start my new job in SA in 3 weeks.
