This Question is Still far too Vague to give any type of accurate Estimation. 

IDK Where your Building at, How many SQ.FT will be in Each Unit ,What Amenities will be Included, How Much you Plan to Charge for Rent, The Quality of the Overall project...

Which goes Back to "WHERE" is the land at? Is it an  A+ Neighborhood or a D- Warzone, This Affects just about Everything.

Building in L.A Will Cost you maybe 5X What the "Bad Areas" of Chicago or Detroit Will.

You Need to Sit Down with a local Builder/ Land Developer , Let them Know What Your plans Are , and Go from Their. They will be able to give you an idea of Costs in that area providing the info I Mentioned

Hi Scott Matthew C,  (& Michael) !

Im an 18+Yr G.C. ( Recently Passed the Licensure Course for Residential Builders' Lic. ) & Have Been Studying/Learning R.E.I for about a Yr.

I Have Some Capital Saved for investments in These Areas Mentioned Above & am From the Wayne County/Metro Detroit Region.

I am Looking to Do a BRRRR Deal &/or A Fix & Flip b/c I Feel its a pretty Obvious Way to go & a Very Advantageous Path With my Construction Skills , Knowledge & Background .

That being Said, Im Looking for Very Similar Advice, Knowledge as Mentioned in First Post by Michael Stewart ( With the Possibility of Partnerships / Opportunities) .

Hey Neighbor !!!

I Say this because I am from the Downriver Area ( Allen Park, Southgate, Wyandotte, Trenton, Taylor, Riverview etc ).

I Currently Live here and am Looking for my First Investment Property. ( Not Necessarily just here though ).

I Like the Flat Rock Area , Im Not Very Familiar with Garden City/Westland & their #s , But the "Downriver Area/ Allen park & Surroundings are right around 50k & Under.

When you Get Back ( Hopefully ill have Sealed Some Deals by Then ) Maybe we can Meet Up or Talk some More & Possibly partner on some Opportunities.

Also sorry to hear about the Loss, Although most often i find a Loss Leads ME to much more Beneficial opportunities and a major life learning lesson.

The Main Reason this thread Caught my Attention ( other then your from Michigan as So am I)

Is Your Story..Everything from your Carreer,The Loss, Your Motivation , Determination & Natural Abilities.

My Story is "Nearly a Mirror" from yours..from my exp. in Const.(Have 18yrs and just Completed my Res. Builders' Lic. 60 hr Pre-Licensure Course & will be Testing soon.) Also Had My Own Company for few yrs. and went through the difficult "Loss /(learning exp )as you have.

And " Your Thoughts" about the people around you in Comparison ro yourself. I also have long Witnessed and Felt this way.

Not sure where your at in Mi i haven't looked you up or anything.. But I HAVE been studying Real-Estate for Several Months Now & am Looking to Network,Speak with, Create Relationships and Possibly Partner on Some Deals.

Thanks For All the Info Everyone.

(I Also wanted my Agent to Know WHY we were submitting such a "Low" Offer.but Most Importantly I Wanted "Whoever" is Making the Decision to Sell or Not to Be Informed of Why the Offer Is,& To Expect Offers Like Mine for these reasons)

To Virginias' Comment About    " REHAB COSTS ARE ONLY RELEVANT IF A LICENSED CONTRACTOR HAS PROVIDED THE ESTIMATE"

* WHAT IF IM the RESIDENTIAL LICENSED BUILDER/CONTRACTOR ...&

*DO YOU KNOW IF MY REHAB ESTIMATE WILL STILL BE VALID & CONSIDERED ?

the Home Has Extreme FOUNDATION DAMAGE, FLOOD DAMAGE, POSSIBLE MOLD/BLACK MOLD DAMAGE..ABOUT 12YDS OF CONCRETE NEED REPLACED..

I WISH I COULD SEE THE "PERMIT VIOLATION BEFORE THE OFFER"??? SO I KNOW JUST HOW MUCH IM GETTING INTO

(im a licensed Builder and have extensive knowledge but my agents showing was quick and Rushed)

Yes its a CASH OFFER.. I Also Was Curious Hoe it Could Help Dealing with a Bank.

It has a REMAX sign out Front and other "Agents" Representing them have called me.

This is going to sound Stupid but..How Can i be for sure its Still Bank-Owned?

I KNOW it WAS in FORECLOSURE..and i Know REMAX has their sign and # Out Front But The Agent im dealing with is only bc she Consistenly sends me MLS Properties but she seems like a Rookie and im Positive doesnt Work for REMAX
