Curious but are you referring to Valparaiso Indiana, Chile, or otherwise?  The reason I ask is I am surprised to hear about your Tennant issues in this market.  Unless you have some section 8 designations I've always seen the Valpo rental market as more stable then your experiences.  Thank you for the share and I certainly wish you best of luck.

Good Morning BP friends. Heres my dilemma. There is a multi family property on the MLS that I am sweet on. I have analyzed it over and over and to me it could be a good deal that cash flows well, if bought at the right price. The problem is I won't have the funds to secure traditional financing for another 7 weeks. It has been on the market for 144 days as of me writing this. The current owners do own it outright and would be interested in seller financing, however, I still don't have the capitol for a down payment. I don't want to hold out and see if it will still be available. I'd love any feedback or ideas you super smart people have. Thanks in advance!

@Jim C. Jim, thanks for the reply my friend! Yes I am interested in B&H primarily. It sounds like you’ve got it figured out! I appreciate your willingness to lend some of your advise or expierence. Every time I search NWI (northwest Indiana) I don’t see much, save for a couple of threads now years old. I know people are doing well In this region so why so quiet? I know Adrain is out there doing his wholesale thing and seems to be successful, but he is the only presence I’m really feeling. So here’s my idea for a fellow newbie or wannabe in our region. Let’s butt heads and see what we can up with. That’s right. Think of this as a classified ad. I know it’s hard for noobs to get in the game...I’m there myself. So I’d like to develop a local friendship (or two) clearly based on like minded interests.....making money though real estate....bet you guessed that didn’t you. A little about me. I’m 37...I’ve read all the books...watched all the videos...and now I’m ready to take actionable steps toward securing my future though REI. I can’t help but think how much more fun it would be not to have to do it alone. Let’s learn together....fail together...fail better together...and get rich together. ....just a thought.

quick question for you friendly welcoming folks. While yes I do aspire to be a realtor. Is it considered a conflict of interest to be a realtor and a real estate investor?  Are their laws in place to prevent such a thing?
