I've been in KCMO for a few years now. I typically stay north of the river and outskirts of urban core.

@Ivan Aldana yep all of the above. Get 3rd party to verify or hire a project manager. But then you'd have to verify the project manager. My whole portfolio is out of state and it took a couple tries to find a reliable GC.

Welcome @Mylinda K.! I don't think that's a negative at all!! We need more optimistic happy people! lol. 

If you plan to eventually do buy and hold, why not start now? The time you spend in wholesaling could have been time spent in learning buy and hold; something you currently plan to be doing anyway. Just curious!

@Marshall Swatt sounds like you need to reach out to more lenders! But seriously, dscr is probably what you want to look into. I'm getting a heloc right now on a property near arrowhead stadium with dscr.

Welcome @Anthony Thomas Winfrey I'm on Oahu and open to connecting. Indeed it sounds like you have many options to make this work, but if I asked you which one of these is a top priority for you and your family, what would that be? Have you managed a rental from afar? Have you done a ground up construction project? 

Overall I don't believe there's a wrong way to go about it. Rather, focus on the one main thing. 

Looking back to when I first started, idk how I'd be able to juggle multiple things at the same time with no or limited knowledge/experience and expect to be successful.
