An option that you may want to look into is talking to a hard money lender. There are a lot of considerations you would have to make before deciding to move forward, but if it wasn't on your radar it is an option. It might require you to change your plans for the investment somewhat, however.

You mentioned that you had wanted to start out in wholesaling; I completely understand why someone would want to move away from that, but some of the skills you'd use in wholesaling could be useful to you again. One of my mentors picked up their first major property with owner financing while searching for potential deals to assign, then chose to rent out the 3bed out as 3 student housings.

Can't guarantee it would work in your situation, but it might be worth considering, at least.

The learning curve is intimidating, but I'm trekking through it at a decent pace. My biggest hurdle at the moment is business licensing. Then I'll be starting with the fun part (marketing and negotiating)

@Mike C. I probably won't be B&Hing in Everett in the near future, but it does offer some opportunities for collaborating with other investors. Just getting started so I haven't made up my mind about the best way to use the area.

I think you're on the right track with looking at some of the surrounding counties; let me know how it goes! I hope you get your first property soon :)

@Ruth Bayang Haha, thanks for the welcome :) Sorry to have missed the meetup, but like you said, I'm sure there will be more (hopefully soon!). There's a lot of target property to be had everywhere, I try not to think of it as encroaching either way :)

Hello Bigger Pockets crew,

I'm new to the industry, as you might guess by my being here. I recently attended some classes and educated myself on the basics of real estate investment, but as anyone who has taken those classes can tell you, that doesn't even cover the tip of the iceberg.

I'm primarily interested in buy and hold, but as I don't have much in the way of liquid assets that I can plow into multi-family/commercial properties, I'm focusing on creative investing in the short term. If you are based in the Seattle area, send me a message; I'd love to connect, especially if you are a seasoned investor. I don't have the time to bird dog, but if I negotiate a deal, it might make more sense for me to assign it than to source funding in the short term. Either way, partnerships are how business gets done. Let me know.

I've already incorporated, and am in the process of finalizing some unanticipated red tape. After that I will be starting marketing and outreach. I look forward to working with you all.
