HI @Tom Ott Thank you for the response.  I did not realize that.  When you say "basically illegal" what do you mean?  Is there an official law banning wholesaling or has Ohio just made it really difficult?  Would love to get some more information on that.

I am an active real estate investor in the Akron to South Cleveland area.  My primary focus is long term SFHs, but I want to start doing some house flips to help fund my long term rentals.  I live in California and  am looking for an experienced wholesaler with a good network and knowledge of the area and neighborhoods.  I am happy to discuss more details so please don't hesitate to reach out.

I am an active real estate investor in the Akron to South Cleveland area, primarily focusing on SFHs.  I am looking for a seller finance deal to help increase my portfolio.  While I mainly focus on SFHs, I would consider small to mid sized multifamily properties as well.  If you know anyone who owns their property outright and might be interesting in selling via seller finance please let me know.  Any help is greatly appreciated.

Hey @Roger Kuo 

You can just reach out to a title company and ask them to do it.  I sent my title company 13 addresses and they gave me all 13 reports for free and the report tells you if the property is owner occupied and if not, it shows their address.  If you want more information like phone#, email, they charge $0.10 per lead, so really inexpensive.  The one I use is Old Republic Title.

I am getting ready to do my first BRRRR in Ohio and live in California as well. I am most nervous about trying to manage the rehab from a few 1000 miles away and was wondering how you handled that and what the biggest challenges were.

I am familiar with that sight and use it often, however I didn’t see zip 35211 mentioned on it anywhere. How often does it get updated to reflect gentrifying areas? 
Either way, it has been a very useful tool for me. I primarily invest in the Cleveland/Akron area and found it extremely valuable in that market.

Hi @Sharee Mitchell I am looking into investing into a small/mid sized multi family in Birmingham in zip code 35234 and 35211. Are you familiar with these areas? I’ve been trying to find neighborhood information but haven’t been able to determine if they are C neighborhoods or D/F neighborhoods. Would really appreciate any insight you have. Thank You.
