While a software might not be necessary at this stage with your rentals, you should probably at least upload all your files (leases, invoices, etc.) to Google Drive at a minimum. It's a simple and free tool that everybody uses, and that is at least a backup in case something happens - you lose your hard files, there's a fire, or some file nerd breaks in and steals your documents.
I always like to make sure everything is up in the cloud for a rainy day! (I hate myself for this one)

We have used Northmarq for our last few Fannie Mae refinances, but we may be looking to make a change. We are looking for any contacts people may have with brokerages with experience handling agency debt. Our last few refi's have just seemed much harder than they had to be, and we seem to get worse terms than we expected, so if anyone has contacts for a great brokerage that could help, that'd be great!

Hello All, I joined Bigger Pockets pretty recently, and I am excited to learn as much as I can from those further along in their journey than me, while also being able to help those that I can. I work for a property management company, so I get to see a lot of rookie mistakes from the outside looking in. I'm hoping this leads to me avoiding a lot of those early mistakes, but we'll see how well that actually holds up.
The main thing I am excited about with Bigger Pockets is hearing opinions and thoughts from a wide array of people. Like many real estate investors, my friends and family are not in this world, so I don't talk real estate with them. Fortunately, with my job, I do have people there to discuss it with and learn from, but I am still excited to expand that knowledge base further than my immediate circle.
On my personal real estate journey, I am currently under construction on a new-build triplex that I'll be house hacking. I am a minority partner in 19 doors and an extreme minority investor in a fund of 54 doors. I've still got plenty to learn, but I’m excited to keep growing!

Great blog post Alex! In addition to the time it takes, one of the biggest reasons we find property owners coming to us is the simple fact that they don't want to waste their energy managing the property. You cannot put a value on peace of mind, but an effective property manager should reduce a property owner's stress level in a proportion significantly more than the monetary cost.
At the end of the day, people that own rental properties are investors. They want to use their energy looking for the next great investment rather than having to use their energy keeping an eye on their past ones.
