Good afternoon BP Family!

I am in the process of incorporating my LLC for my real estate investing activities and I need to get some advice as to which state would be best for me to incorporate in since I have heard that it really depends on your personal situation and your specific investing goals.

I am located in north NJ and I welcome all real estate investor friendly attorneys as well as anyone else who has any referrals of real estate investor friendly attorneys to reach out to me so that we can discuss things further at a mutually convenient time.

Good afternoon BP Fam! 

I am in the process of setting up my real estate business and I wanted to get some specific recommendations for more investor friendly local community or regional bank institutions. Have any of you used NVE before? I am just looking to set up a separate business checking account for now once I obtain my business EIN number. And secondly, I am a new private mortgage note investor. Therefore, with this other objective in mind, I am looking to cultivate a long term relationship with a smaller community bank where I could possibly get access to either some one offs (i.e. single notes for sale) or small tapes (portfolio or pool) of notes from this type of banking institution.

Hey Kevin. Yes that is all very true. I have been seeing some listings in Newark, Irvington and other non desirable urban areas. And we are finding that a lot are either foreclosures or short sales requiring bank approval. We realize that the property fitting this description may very well require quite a bit of work. We are also exploring FHA 203K program where the rehab costs are all rolled into the mortgage. Take care and I appreciate your honest feedback.

Good evening and happy early 4th of July my fellow BP-ers !!!

My wife and I have just begun our first time home buying process this week and we are looking to expand our marketing reach by posting on here. We are looking on the MLS with the help of some area realtors and we will also be receiving our pre approval letter later this week.

We are also open to less traditional financing models including lease option with option to buy as well as seller financing. Our price range is $150,000 - $200,000. Ideally, we are looking for Bergenfield, Teaneck, Dumont, Hackensack, Englewood, Bogota and we are also open to other neighboring towns. 

Please reach out if you’re a realtor, investor or anyone else who might know of any properties that meet our criteria.

@Joe Tomko Thanks for sharing that tip about Linda.com. I actually had access to it through my last job but I’m sure that it will be severed at some point. But I use Excel at my present job to help track my weekly job productivity. You can really use Excel for anything that you’d like once you learn your way around it. I have seen some investors sync’ certain parts of their Excel spreadsheets to their bookkeepers in order to facilitate easier relay of essential information. The possibilities are truly endless !!!

@Brian Bradley I wholeheartedly agree with you. I find myself working hard on breaking into the note investing space. I have found some benefit from reading posts and listening to podcasts from various sources. However, in order to really start to put all of the pieces together, there is simply no substitute for hands on experience be it picking someone’s brain on the phone, over lunch or ideally shadowing someone while they perform common everyday tasks of note investors. So far, I have been very fortunate to be able to connect with some well respected and extremely knowledgeable note investors. I attended my first major industry conference this past Feb at Distressed Mortgage Expo in Newark, NJ. I am looking to learn from note investors in order to expand my working knowledge of this niche. I am looking Ron volunteer/intern/apprentice with someone(s). I am very organized, have excellent oral and written communication skills and am pretty familiar with Excel and Word.
