I am just posting to say how cool this service is that I just learned about. I had turned over management of my rental property in Nashville a couple of years ago because I was tired of being a long distance land lord. I have since decided to sell the property to buy a duplex here in Portland, and had an appraisal done. Turns out that in order to sell my house in Nashville I would need to invest a bit more into it first. I googled exterior painters in Nashville, TN and this service called Thumbtack popped up. I asked for bids on the job and had several emails on phone calls within minutes (maybe seconds, no kidding). I hope this isn't coming across as an advertisement, I just wanted to make sure people know about this. I know a lot of people are scared of owing property outside of their own back yard, and I want to let you know you shouldn't be! I have owned this house in Nashville for over a decade, and lived outside of TN for 5 years, and have never considered it a burden. It can be a touch stressful sometimes when a lot of things come your way at the same time (meaning work, family, and property management stress), but that is just life. I can't believe how easy it is managing such things in this day and age. It is awesome. I love technology! If I wasn't trying to increase my cash flow I would gladly just hold onto the property and keep paying down the equity. Happy New Year to all of my fellow investors!

Wow, Mike.  You are really thoughtful to put so much information in your response.  Thank you so much.  I will most likely end up paying someone because I am afraid I would mess something up.  I am really nervous it is going to mean re-doing the plumbing throughout the whole house.  Will keep you guys posted on the developments.

Mike-It seems to be bad all around (hot and cold). It is a shower/tub combo. We actually replaced the whole unit from the tub up: new surround, drywall and replaced the galvanized piping with PEX when we bought the place- and the problem didn't improve.

Jay- we have TERRIBLE pressure in our shower but the rest of the house is fine.  Seems like there could be a lot of trouble shooting involved and it could be quite time consuming, which is scary at those rates.  Issac- thank you for letting me know these figures aren't absurd.   Steve- thank you for the contact!  I will reach out to Chuck and see what he quotes.  I appreciate all of you responding to my post. I love BP! :) Such a useful forum.

Help! We have a plumbing problem and we are getting some pretty big numbers from the companies we have reached out to.  Can anyone let me know if this sounds legitimate or if we might be able to get some plumbing work done more cheaply (while still being quality work) in the Portland, OR area?  We were quoted $130 for the first half hour and then $130 for each additional hour.  Does this sound like the norm or are these numbers outrageous?

Thank you guys!  @Keith- We have started out with the buy and hold strategy, and feel safe with that one.  We also intend on replacing our jobs with passive income.  We might try out flipping once and see if it is something we want to take on. @Samantha- we just did that last weekend.  It was fun to meet like minded people and we will do it again.  It was at that meeting that I realized I really do have some experience and knowledge to share with others, so that encouraged me even further to get involved in this forum.
