Im new to investing and thinking about the BRRRR strategy. When cash refinancing a property, the "New loan" after the refinance is higher so doesnt that decrease your cash flow?

I understand that you are taking the cash out of the house to purchase more properties BUT isnt cash flow the reason MOST investors buy and hold?

Maybe I am thinking too deep into it but I need someone to explain to me whats the purpose of "buy and hold" if you are decreasing the cash flow thru BRRRR

I found a house that is vacant and has a hole in the window and the city placed a code violation on the window from 12/19 (this is how I know it was vacant)

I did a landroll query and found the owners name and address BUT the owner address is the same as the vacant house. Making it not possible to send a postcard to buy it

The house has great potential and could be a great scenario. What should I do?

What is VTB? Does it trigger due on sale? Does the home have to be “free and clear” to do this? Will the bank allow this if there is a mortgage already on the home?

@Bria Johnson i actually would probably rent them both out unless it works out where i can live in one of them. As for now I just plan to rent both out

@Anthony Dooley i have $10,000 but my “W2 job” isnt what the banks like right now so i have to take an alternative route with leverage

I am interested in a Duplex on the MLS but am not able to get financing from a bank not because I dont have money but because the bank dont see my income as "consistent". Anyways, what is the best way to structure a MLO with a MLS listed property? Through the agent? Or find a way to contact the seller directly? (SkipTrace)

Also, how would I structure a way to get the Agent satisfied?

@Chris Mason i agree 100%. Especially when it is consistent pay and you can see my income outweighs my expenses. And a career field where jobs are plentiful and middle class. Its like being punished for making the right decision to go to school, get a job, go to work, and NOT be able to by a house is disrespectful.

@Chris Mason yes thats the route i plan on taking now. It sucks because my LTV is so good because i make great money and have only student loans as debt and thats it.
