@Breelon Bryant and by getting it under contract i actually mean getting it under contract AND close on it. Then close on it again with an end buyer. Some people refer to it also as a “simultaneous closing”

“Technically” you cant. BUT if you do a Double Close on it by getting the seller under contract, go to escrow and get some transactional funding or hard money for maybe an hr, close on it, have your buyer ready to close on it from you within that hour then you can and its not “illegal”. You just get the spread that is in between. Wholesalers do it all the time. You are just closing on the property twice within a very short time. Hope this helps
