Take a good look at the comps and the area. If the area is primarily multi-family, you may have trouble leasing a single family property. Good luck with your plan! Getting advice before you make these decisions is the smart way to go.

Since you and your friends are inexperienced and your plan is pretty complex, you would be well-served to consult with an experienced attorney. After you get this deal done and it goes well, you will have the experience to proceed to the next with just the advice of a good Realtor. Good luck!

There were a lot of foreclosures there. As John Horner said, not the best for a cash and flip, but not a bad area if you want to keep and rent. I'd be happy to show you properties there if you're looking for a realtor in the area.

I will probably be called to testify in a lawsuit soon regarding an Ohio property that was damaged beyond normal wear and tear. The finish on the hardwood floors was eaten away in the kitchen area and black heel marks were left and polished over. There were a ton of gouges in the walls and woodwork, and other minor damage was all over the house. None of these things, taken separately, would seem like a big deal, but all together the owner believes they indicate negligence and damage over and above normal wear and tear. We'll see what the judge says.

Nick, it will definitely be worth the money for you to bring a Realtor or attorney in on your side. There are a lot of potential difficulties in this deal, not the least of which is your seller is a friend of a friend, and she is in a very unstable emotional state. Once you are sure that the contract is solid, move ahead and enjoy your new investment at Cape Cod.

Hi Arthur. Be wary of agents who try to rush you or do not want to talk about your long-term goals. You want to become an investor who owns multiple properties, right? Then you are building a team to help you achieve that goal. You will need an agent, loan officer, maintenance and repair people, and probably a property manager who are all reliable and understand that your best interests are their best interests. Interview people with team-building in mind. Good luck!
