I was a pro for a while, and want to join again but this site has proven impossible to use.  I understood that with the free membership we get 3 uses of the calculators, well I used it once and on the second I was told I exceeded my uses!!!  Also the photos would not load. Then I was taken to where you can join but it said my email was already in use.  THEN when I went to contact you, I got the message that my message was caught by a spam filter.  So far my attempt to use BP has been very useless and totally frustrating.

Thanks everyone!  To the question can i work, yes, but only part time and only minimal wage jobs, and they take your disability if you do so Id be almost in the same income position. I tried on line marketing, failed terribly, didnt make a penny, hated every moment of it.  Hate being on computers.  I have done 10 rehabs in the last 20 years, not professionally enough though, careless with the math. Rentals have provided income all these years but my mortgage is from borrowing against my home to build a machine shop, which is no longer alive.  I didnt just spend foolishly, but it was a failed business attempt. Been carrying this terrible 7% for 20 years now, paying off almost no principle.  I cannot sell my beloved home, its all I want in the world. I have been here 26 years, planted all the trees, raised my kids here, its too emotional.  All I want more than anything else in the whole world is to have my home back mortgage free as it was before I tried to go into the machine shop business.  No to bankruptcy, my net worth is too high for that and I know theres a better way. I can refinance the 7% with HARP to 3% if I pay off the judgement.  Then I would have a first at 3%, a second at 4.5% and could pay down the second a bit.  What I really want to do is flip enough homes in the next 2 years to pay it all off completely. Problem is I cant afford to lose any of it.

@Chris Seveney thank you.  Debt is crushing right now, 1st mortgage on home 7%, 2nd mortgage 4.5% but adjustable, lawsuit judgement $17K at 4%, and those total the value of my home. I do not have sufficient income to pay them all. I have one rental with only $675 month income and a disability income of another $630.  I am in severe need of more income.  Cash will not cover all the debt.  Borrowing power is poor with no income, so I dont want to use all my cash to pay down debt. I can refi for 3% on the first if I pay the judgement.  Judgement was entirely a scam, it was a 10 year old credit card debt I paid through a consolidation firm that never paid it, I thought it was paid, got sued and judge was angry with me for using a cell phone for phone court but no one ever told me to use a landline only, he was angry and just gave $26,000 to plaintiff.  Ridiculous.  Trying to find an attorney or someone to see if they can help me offer less to settle, but plaintiff is very very evil and wont budge.  So anyway, I have 1. crushing substantial horrendous debt 2. a little cash 3. experience in rehab 4. one free and clear rental with good tenant 5. Poor income 6. great credit.   With that, I need to fix my financial health.

Upon selling a rental property that was my school of hard knocks, I find myself with enough money to pay off some but not all of my horrendous debt. I have very little income though, not enough to live off of.  I know I am in a critical moment where I can invest what I have now, but have no confidence.  So here I sit on a small pile trying to figure out how not to lose it and how to make it grow to at least pay off all of the debt. I like rehabs, but have no confidence in my local area, in fact my whole state is over-inflated, I see zero opportunity locally but also am intimidated by travel. I also dont know how to trust any person or entity to invest with. Any advice?

My question is, what is the damage I can expect down the road from having it backwards?  The barrier was supposed to go under the pad.  Now the wood flooring panels are on top of the slippery plastic sheet that is the water barrier.

My rental was completely destroyed.  So far, over $20,000 in damage.  I have never felt this level of stress, stuck out of state in heavy heavy debt, homesick, waiting for contractors who do not show up.  Fine new ones, decided to install laminate floor.  I get totally lost in strange city an hour away from the house, desperately searching for the flooring store I had to go to three times because contractors were wrong on their math.  I find the store and they inform me that the floor which is now half laid should never have been laid without a water barrier.  Contractors say the pad I got is already enough , its water resistant.  Store says no, you need water resistant pad and a plastic sheet, a barrier between the floor and the pad.  They argue with the contractors who said they were just trying to upsell me, but it was only a $20 item.  I was so upset with them I fired them, and got a free roll of water barrier from sympathetic managers.  I bring it all home and contractors stayed to finish the job, just to be nice to me.  They said I didnt need the barrier because the pad is water resistant.  I argued the store point, and contractors said they would do whatever I want, and lay the barrier under the rest of the floor.  I am beat, I go take  a lunch break, and come back to find they put the barrier on top of the pad.  I lost it.  So, what are the consequences.  I dont really want to hear.

Thank you Rachel. I am selling the house, so it has to be FHA compliant for any new buyer, unless they have cash of course which isnt likely. I have to know what the guidelines are for skirting and I cant find any answers. I need to know if it has to be plywood backed. Of course at FHA they say, they are not allowed to interpret the script. SMH

Help! Is a manufactured home the same as what they say about a boat? (The only day that's better than the day you bought it is the day you sell it..) So my manufactured home that was my rental has been completely destroyed by tenants. I was left with basically a shell. They laughed at me and said, "You will never find us." I even have to replace the sub floor because it was soaked with dog pee and rotted away. I am desperately trying to fix it and put it on the market, and was just hit with yet another challenge. Does anyone know the details of new FHA guidelines for skirting? The website says skirting now has to be backed with plywood. Will pressed board do? What if the skirting is that concrete or masonry type? Do I still need plywood? And am I supposed to cut vents in this plywood? Also, does anyone know a reliable contractor in east San Antonio? The one I have only shows up twice a week or so and I dont even live in the state where it's at, so Im in trouble here.
