Did you know....As of Jan 1st - the Gov't has forced on ALL lenders/banks in Canada - when approving a Borrower, they must pass a stress test at a Higher Int Rate (2% higher than approved) before getting the $$. Essentially means - the amount you can borrow will drop 15-19%. Another way the Gov't is trying to control our Economy and housing...Socializing Business! ;(

In Ontario when we serve a delinquent tenant an eviction notice we are required to put our Home Addeess...so the Tribunal (kangaroo court) can mail me a copy. A couple years back - my tenant - who was 3mths in arrears got my home address & showed up at my house at dinner. That was the last time I used my Home Add on these or on any Posts or Social Anything! Never know when Crazy John will show up - drunk & ready to fight!

Why we have gone from unlimited CapGains to $500k limit to $200k to 50% gets Taxed& no form of shelter? If we want Big Investmnt in Canada especially in Housing, we need some protection for our investors! Or am I really off?

There seems to be no, zero, nada Agents in the Sarnia or Windsor area to help me buy...wow! I guess this is another proof that it is a good area!! LMAO

So...I'm guessing the simple answer to a Tax Shelter for deferred Capital Gains, doesn't exist in Canada?? If you have a property that has appreciated significantly, $200k you are going to take a $50-60k hit on that years Taxes! OUCH MOMMA!
