Earlier in this stream of comments it was mentioned that Fort Lauderdale is not a good location to invest I'm wondering why he would say that is it due to the price is being too high?

Reading a bunch of these articles and comments we forget these tenants are also our customers if they are not paying and it's the first month that they've done this often times some Grace is allowed especially if they are communicating the situationbut if they're doing this frequently and not communicating and likely short paying every month then quickly move to have them effected each state or province has their own system best to research that or hire a paralegal

Hi John I have a student unit in Ham Town and have had ones in SUDBURY and North Bay. If u can manage the increased damage & turn over...they are good for cash flow! Being out of the town can often be a problem. Good luck BB

Agents won't typically get out if bed for a 1% commission rate. So either sit on it until the market comes to you, lower the price or bump up that %Comm! Good luck BB

Ultimately it comes down to what you need & can function on. Just like eggs, fats, sex and wine...experts have loads of differing advise. I function on 4-5hrs a nite - not cause I love to work...that's all I seem to need & can usually out perform the Road Runner. Like Mother Nature - your system will balance things out. Good luck BB
