Hello all!
My wife and I have 4 townhouse units on airbnb here in Indianapolis. (see links below) We purchased the properties a few years ago and completely gutted and rehabbed each one with a unique style for short term rentals. @Richard Bonisa is spot on. I'd also add that I'm seeing a lot of folks buying duplexes to live in one side and rent out the other. They're willing to pay a significantly higher purchase price. When your goal is to have the other side of the duplex pay your mortgage, you can over pay and still achieve your goal.
That said, still possible to do deals here, they're not just laying around waiting for us.. ;) Just picked up a duplex for $88k, putting $30k in and targeting rent of $950 per side. Happy to help if you'd like.

Sorry this happened to you. As a local, just wanted to give you a heads up that we had a TON of rain in the past week. If its a pipe burst it should be pretty obvious to your team walking into the basement. My hunch is that its a gutter/drainage problem around the exterior of the home. Most water problems in basements around here are gutter problems. People are lazy and don't put in off-shoots for their downspouts so water ends up pounding against the foundation of the home.
We always put 10' off-shoots on the bottom of our projects right when we start. Its not pretty, but keeps water away from the house. Depending on the finish of the property, you can trench them out and make it look fancy.
