I get 5.75% and own 24, so I disagree saying the money has to be in the 7's with 80% LTV. This is in the Texas market.

Can't go wrong with myself, Austin, or Garrett. We all know each other well and would all be great resources to help.

Yes I have one I use a lot who is very trustworthy and reasonable with his prices. Not saying dirt cheap, but reasonable. You often get what you pay for. PM me and I can send you his contact info if you like.
